By accessing our website, making a reservation, or staying at any FlexxExpress apartment, you agree to be bound by these Terms. If you do not agree, you must not use our website or services.

You are responsible for the conduct of all guests, visitors, and anyone you permit to access the apartment.


8. Prohibited Activities

You agree not to engage in any of the following while staying in a FlexxExpress property:

  • Any illegal activity or violation of local, state, or federal laws

  • Smoking in non-smoking units or common areas (if designated as non-smoking)

  • Hosting parties, events, or large gatherings without prior written approval

  • Using the apartment for commercial filming, unauthorized photoshoots, or business operations beyond normal remote work tasks

  • Keeping unauthorized pets

  • Damaging or removing furniture, appliances, or building property

FlexxExpress reserves the right to terminate your stay without refund if you breach these rules or engage in behavior that endangers people or property.


9. Damage, Security Deposit, and Repairs

You may be required to pay a security deposit prior to check-in. The deposit, if applicable, may be used to cover:

  • Damage to the apartment, furnishings, or appliances

  • Excessive cleaning costs

  • Missing items

  • Violation of no-smoking rules or pet policies

If damage exceeds the amount of the security deposit, you will be responsible for paying the additional costs. Normal wear and tear is not considered damage.

You must promptly report any damage, malfunction, or maintenance issues to FlexxExpress so we can arrange repairs as needed.


10. Cancellations, Changes, and Refunds

Our cancellation and change policies may vary by property, season, and length of stay. Specific terms will be communicated during the booking process or in your rental agreement. In general:

  • Cancellations made within the allowed timeframe may receive a partial or full refund, subject to terms.

  • Late cancellations or no-shows may result in forfeiture of deposits or prepaid amounts.

  • Changes to travel dates, length of stay, or number of guests are subject to availability and may result in revised rates or additional fees.

  • Interruptions or failures of utilities, internet, or building services that are beyond our reasonable control

You are encouraged to carry appropriate personal and travel insurance for your stay.

You agree to indemnify, defend, and hold harmless FlexxExpress and its affiliates from and against any claims, damages, losses, liabilities, costs, and expenses (including attorneys’ fees) arising from:
